Specifications

Site Work & Excavation

  •  Driveway – Topsoil removed and driveway filled as necessary with on-site bank, run gravel to suitable grade; driveway to be finished with crushed gravel.

  • Septic System – Septic line to inside foundation wall constructed as per state-approved (NH Dept. of Environmental Services) septic design.

  • Underground Utilities – Conduit installation of a 200 amp electric service shall be provided to the house by the contractor, with the owner responsible for any charges from the provider of the service.

  • Well – Drilled artesian well; water shall be potable and comply with primary standards established by the U.S. Public Health Service, E.P.A. and the “Safe Drinking Water Act”.
    Well hydro-fracked for an increased water flow of 15 gallon minute. If Owner desires any treatment system such as softeners or filtration system the cost is to be paid solely by the Owner. Owner responsible for any upgrades to pumps.

  • Ledge – Any ledge encountered during the excavation or trenching will be blasted and removed at Owners expense.

  • Footings – Minimum four (4) feet below grade.

  • Topsoil – Topsoil removed during excavation to be conserved and re-used on site. Finish to consist of 4” loam raked and seeded to approximately 40’ around entire house, septic system and any disturbed areas (Note - not part of landscaping allowance).

Foundation & Basement

  • Concrete – 3000 PSI.

  • Footings – 10” x 16” continuous with foundation wall and as necessary for chimneys and columns.

  • Basement – Radon air vents to be installed under slab and vented through roof; basement porcelain lights supplied (not part of lighting allowance).

  • Foundation Wall – 8” or 10” poured concrete with perimeter drains.

  • Foundation Drainage – PVC pipe with a gravity outfall will be installed with an additional line of PVC drainage pipe located inside the foundation to provide sub-slab venting of radon gas, if a need arises. Any additional equipment for radon mitigation, if needed, will be installed at the Owners expense.

  • Concrete Floor – Minimum 4” depth, sub base compacted and crushed stone installed.

  • Foundation Waterproofing – Membrane based waterproofing with a (10) ten year warranty applied to entire foundation wall.

  • Grading – Should be practical and in a workmanlike manner.

Framing

  • Sealer – Continuous fiberglass sill sealer on entire foundation. 2” x 6” P.T. sill with K.D. 2” x 6” over staggered joints. Entire sill attachment to foundation by ½” bolts six feet on center.

  • Joists – All first and second floor system framing to be 2” x 10” at 16” on center or as per code. Bonus Room floor system framing to be 14” TJI joist to span garage in order to eliminate lally columns. Double joists as required for floor opening for stairs, chimneys, hearth, etc. When a joist is partially cut, loss of strength must be compensated with headers or extra joists.

  • Sheathing – Proper sheathing installation. Sheathing staggered with grain at right angle to framing member:

  • Walls ½” CDX plywood, roof ½” CDX plywood, 1/16” on butt ends, 1/8” along grain.

  • Subfloor Ύ” AdvanTech T&G glued and nailed 8” O.C. AdvanTech flooring is guaranteed to be free of manufacturing defects for 50 years from date of manufacture.1

  • Basement – Lally columns to be concrete filled steel supporting a built up beam.

  • Note - All framing members kiln-dried. All lumber sizes, headers and lumber type to be as per code. Metal fasteners and joist hangers properly installed.

Wall & Ceiling Construction

  • Exterior Wall – 2” x 6” at 16” on center exterior wall framing.

  • Interior Wall – 2” x 4” at 16” on center interior wall framing.

  • Ceilings – 2” x 8” ceiling joist at 16” on center or as per code. First floor ceiling height to be 9’, second floor ceiling height to be approx. 8’6”, and great room, breezeway and master bedroom ceiling height to be cathedral. Breezeway cathedral to have cat-walk landing. All ceilings to be strapped for racking strength and smooth surface for drywall.

Doors & Windows

  •  Exterior Doors – Therma-Tru Fiberclassic doors (with a 25 year warranty)1 all keyed alike. Garage exterior door to be Therma-Tru Smooth Star Fiberglass door (with a 20 year warranty). Also see “door schedule” on selected house plan.

  • Interior Doors – Two panel smooth solid core doors.

  • Garage Doors – American Classic insulated steel doors (with a 10 year warranty).1 Selected house plan will determine size and number of garage doors.

  • Garage Door Openers - Liftmaster 1/3 H.P. chain drive opener (with a 4 year motor warranty).

  • Windows – Andersen1; also see “window schedule” on selected house plans.

Locksets

  • Schlage – Plymouth or equal.

Exterior Finishes

  • Siding – Grade “A” cedar clapboard; rough side out; galvanized 5d box nailing into framing members.

  • Trim –

  • 1” x 8” & 1” x 3” clear pre-primed pine fascia

  • 1” x 6” clear pre-primed pine corner boards

  • 1” x 8” clear pre-primed pine water table

  • 1” x 4” clear pre-primed pine window trim

  • Clear pre-primed pine soffits and continuous vent strips.

  • Roofing – 30 year architectural shingle. Ice and Water Shield – for first three feet of all roofs, dormers, cheek walls, and valleys for protection from ice build up.

  • Farmer’s Porch(es)2 – Porch built with “V” groove or beaded pine ceiling(s) and pine wrapped columns to support roof above. Decking, rails, and spindles to be Mahogany with stainless steel fasteners. Porches to consist of numerous recessed lights throughout.

Chimneys, Fireplaces, & Masonry

  • Fireplace – One masonry fireplace; location to be determined by house plan selected. Mantel to consist of one row exposed brick at top and one row at each side of fireplace opening; 1” x 6” pine at two sides, 1” x 8” pine at top of crown moulding (#8009FJP) wrap and 5/4” x 6” top; detail attached.  Additional flu added for future wood burning stove at basement level.

  • Master Bathroom Fireplace – One gas unit fireplace as shown on plan.

  • Exterior Steps – Granite step at front entrance and side farmers porch entrance; all other entrances to be pressure treated frame with pine wrapped risers and mahogany treads.

Plumbing

  • Fixtures – All plumbing to be PEK plumbing; all fixtures to be white (additional cost for colors).

  • Kitchen – One standard double bowl, acrylic or stainless steel sink with one Kohler faucet with spray.

  • Bath/Laundry Room –

  • Bath Fans – One fan in each bath vented to exterior.

  • Receptacles & Switches – As per Code; color – white or ivory. Exact locations to be addressed in an on site walk through with Owner and Electrician.

  • Detectors – Smoke and heat detectors, as required by Fire Code.

  • Home Theater Pre-Wire –Pre-wire for 5 speaker surround system and control unit in Great Room.

  •  Interior – One coat primer; one coat finish on all surfaces. Walls to be one color; trim to be one color.

  • Selection – Colors to be selected by Buyer in a timely manner.

Finish Floor Covering

  •  Carpet – By allowance in all second floor bedrooms unless otherwise specified (see “allowance” schedule).

  • Hardwood – Mixed species of Hardwood Flooring (ie: Brazilian Cherry, Maple, or Oak) sanded and finished with one coat sealer, two coats satin polyurethane in formal dining room, kitchen, informal dining room, great room, office/library, playroom/den, second-floor hallway, and foyer unless otherwise specified. Mixed species consists of Oak Flooring with Cherry or Maple inlays to match kitchen cabinetry selection by owner.

  • Ceramic Tile – By allowance in all bathrooms, laundry room, and breezeway locations unless otherwise specified (see “allowance” schedule).  Allowance includes the price for under layment, installation, and tile.

  • Selection – Tile and Carpet selection to be made by Buyer in a timely manner.

Central Vacuum

  •  Installation of central vacuum to service all finished areas. Additional outlets and/or options to be priced upon request.

Landscaping

  • All Landscaping by allowance (see “allowance” schedule); including material and labor for the following: walkways, patios, plantings, and mulch.

Allowances

  •  Exterior & Interior Lighting - $3,000.00 including delivery charges and any applicable taxes (basement, garage, and attic porcelain fixtures, smoke and heat detectors, and bath fans not included in this allowance).
